The past 15 years has seen the KMS Property Team grow to become a dominant professional Real Estate Agency on the Costa del Sol, whilst at the same time maintaining the friendly and personal approach – the ethos upon which KMS Property was originally formed.
Can you tell me about the history of KMS Property?
KMS Property was originally formed around 15 years ago and unlike many of the large agencies at this time, offered selected clients the “personal touch” when buying and selling property on the Costa del Sol.
Following a merger with a team of property developers a couple of years ago KMS Property expanded its operation to enable it to offer clients a much wider range of property services and expertise. KMS is now comfortably positioned to take advantage of the re-emerging market.
What was the reason behind your decision to locate your offices in San Pedro?
The decision to re-locate our offices 2 years ago to the popular commercial centre of “La Colonia” in San Pedro was made because we recognised that since the N340 underpass was completed and with the extensive development of the new boulevard over the underpass, that San Pedro would quickly become a very popular location. Since opening our offices we have witnessed an abundance of new businesses opening up in San Pedro, which as we predicted, has now become a highly sought after area for new buyers.
In which areas do you specialise?
In addition to San Pedro and Guadlamina being close to our offices, we tend to focus on the “Golden Triangle”, Marbella down to Estepona and up to Benahavis, although we also have a strong presence in the urbanisations located off the Ronda Road, “La Heredia”, “El Madronal”, “La Zagaleta” and of course “La Quinta” and “Los Arqueros”. KMS also specialises in Equestrian properties and land.
Social media plays a very important part within our business. Recent statistics show that 93% of clients buying property in Spain source their Real Estate Agent on the internet and that 55% of the buyers are aged over 55. We use statistics such as these together with the analytics off our website to specifically target potential clients.
With this in mind, we have a dedicated marketing department and they put a tremendous amount of work into keeping our website updated on a daily basis. We of course, use the normal tools such as “Twitter” and “Facebook” and we place our properties on many international property portals that undertake their own specific social media campaigns.
Can you tell me a bit about the KMS team?
Our team comprises of individuals who possess an in depth knowledge of property development, law, finance, social media and marketing and most importantly, years of experience in selling property on the Costa del Sol. Several members of the KMS team are multi lingual, so the team at KMS are very comfortable transacting business in all of the key European languages.
What do you consider to be the key factors behind KMS success?
The KMS team are very passionate about our approach to conducting business and in addition to our combined wealth of knowledge of the property market, we adapt a very personal “hands on” work ethic. We are a mixture of ages and nationalities, but we honestly work really well together as a team always doing our upmost to provide the best possible service to our clients. We guess the one phrase that sums up everything about KMS is “Team Spirit”.
How do you see the market emerging over the next couple of years?
We believe these are still very early days for the recovery of the Spanish property market with most statistics demonstrating that we still have some way to go before the market fully recovers and we experience the levels of activity last seen in 2007.
KMS Property recognise that International buyers now play an important part in the ongoing recovery and the introduction of the “Golden Visa” scheme is a further attraction for buyers from outside of the EU. We hope for the overall good of Spain that the much publicised current level of low property prices, together combined with continued low interest rates and the encouraging early signs of improvement in the Spanish economy will continue to draw foreign buyers to Southern Spain.
What advice do you have for any person looking to buy a property in the current market?
Source a well-established and reputable Real Estate Agent and a good Spanish Lawyer. KMS welcomed the introduction of the new Spanish laws enforcing DIA compliance of properties being marketed for sale to the general public and the requirement for all properties to possess a valid Energy Performance Certificate, bringing Spain in line with the rest of the EU.
